How To Prepare your Home For Sale in Early Winter

1. Clean Up the Yard: Cut back branches from trees and shrubs, especially those that hit the walls and windows of your home.

2. Create Autumn Curb Appeal: Consider replacing dead flowering with chrysanthemums, marigolds and accent with pumpkins or gourds. Place flower pots along path and/or porches.

3. Consider contracting a professional glass cleaner - the money you spend will make a huge difference in how you enjoy your last Fall season in your home. Our smoky Northern California air has undoubtedly made your windows look dull. And if you have pets, those noses have left prints on the interior of the glass, as well. Also, consider storing screens for the winter.

4. Replace HVAC Filter: You want the house to look fresh AND smell fresh. Check the HVAC system before you need to turn on the heater.

5. Decorate for the Holidays: Replace your summer throws and white pillows with faux fur pillows and throws, change out your summer duvet with heavier and darker colored covers, replace your orchids with poinsettias, place unscented candles in every room, and buy plush jewel-tones towels and bath mats for a quick and easy bathroom makeover.

6. Clean Out the Fireplace: nothing smells like home more than a wood-burning fireplace. If burning logs is not possible, simply scrub it down, then arrange attractive wood logs to optimize the space. Alternatively, if you have a gas fireplace, light it when buyers come through.

7. Set a mood with the scent of pumpkin pie or other natural scents, like simmering cinnamon sticks on the stovetop.

9. Place attractive faux fur throws over the backs of chairs and beds.

10. Let there be light! In our dark and dreary winter days, placing lamps throughout each room will add to the coziness.

11. Create an autumn centerpiece for the dining room table by arranging pine cones and nuts around orange candles. If possible, leaves from the yard would be a nice touch.

12. Remember your objective - to sell your home. Encourage visitor feedback by placing a 'comments' book at the door, next to bundled homemade shortbread cookies. Buyers may feel more compelled to leave you a note and maybe their contact information if you gift something homemade and delicious.
